As we have previously stated we are predominantly a maintenance Company which employs a workforce of professional tradesmen for minor works but are quite happy to undertake project management on any major works with contractors in the owners absence if required. The same 24 7 Consultants will provide regular updates by email with requested photographs whilst keeping a firm eye on costs and progress.

Our builders, electricians, gardeners, plasterers, painters, window cleaners etc are at your disposal with preferential rates, as we dont have to charge call out fees for routine repairs. Landlords who do not have a maintenance contract in place are generally fearful of costs and thats why silly repairs like leaking taps just dont get repaired.

External features are very important to maintain as these are the first impressions the renters get of the property and first impressions really do count in a strong competitive market place. Tidy well cared for gardens adds value to any rented property and therefore drives repeat business especially  from families who have children and will return to a good 'known quantity' property rather than risk going elsewhere and having a thoroughly miserable time.

Once we have initially surveyed our prospective clients property, we can then provide a schedule of the usual jobs that crop up together with a planned program of items for renewal if applicable and also being flexible enough to be prepared to step in for those unforeseen events that conspire against us.

The provision of bi-annual inspections usually around October before the winter starts and in March before the summer, will ensure that the heating works correctly, precautions have been taken against exposed pipes freezing, ball cocks work correctly, gutters are clear, drains have sufficient flow etc. How much continual water would it take to damage the external walls and cause them to green and transfer damp to the inside just because the gutters where not cleaned out in the autumn before the winter rains?

So can responsible Landlords really afford not maintain their property? Take a look at this cracked roof tile for instance. It has slid down and now lets in all the rain causing more damage. Its silly paying standard fees to other agencies for only one service when we offer multiple services for the same price.

One of the major benefits of property maintenance is that maintained properties usually ensure an increase in occupancy rate over other similar marketed property and therefore increased revenue which in turn pays for the maintenance in the first place.

Besides, the neighbours will be more friendly to the owners and guests knowing that care and the responsibility of employing a maintenance Company has been taken to deal with the property and is not devaluing the neighbours assets by neglect and potentially ending up in a costly financial Court battle.

Both our management and maintenance fees are fully tax reclaimable against rental income.
